Dear Madam_ and Sir, We would like to welcome you to the Podere Caldaruccio consisting of 3 country farm houses -all of them situated on a hill- top with a fantastic view, and an impressive very old pine grove which is the landmark for the little village below. The apartments are from a minimum of 45 to an average space of 100 square metres, all of them have been restored taking care to leave the original structure. They are comfortable and the rooms are furnished with antique furniture together with modern comfort_ as satellite colour television. We also have a tower room (on _ top of the farm house with a wonderful view) to be used as a double or triple room of about 40 square meters and a bathroom with a bath-tub. In particular, we have the “Baita” apartment of 45 square metres with a double and a single bed furnished with lovely pieces of antiques (the double bed belonged to a count of the end the 18th century), a kitchen provided with all tools, a fireplace and a bathroom with shower. Another apartment “Chalet” is of about 100 square metres and can be occupied by up to 2 families with children (even 4+3) because it has 2 very big bedrooms a large living-room with a fireplace and an onsite kitchen, a very big bathroom and 2 independent entrances. The pride of the owner is the last restoration just finished, with the ? and the 2 big apartments of about 100 square meters each with 2 big bedrooms 2 bathrooms (one with a spa bath-tub) and a very big kitchen-living-room area and a porch overlooking the chlorine free_swimming-pool the name is "Cottage”. All of the proposed solutions are part of an extensive property of about 15 acres of land, all with fence and automatic gate (you will receive a remote control), plenty of possibilities of relaxing walking all around or sunbathing in one of a lot of places with green grass. The old farmhouse is situated on a _ hilltop site with a wonderful view over a great meadow, the old pines trees _, (the landmark of the village of Ramazzano) and a little wood where you’ll find tables, chairs and hammocks and a barbecue."). The property is surrounded by woodland, where you can also watch “wild animals” like deer_, foxes, wild boars etc. There are a lot of trekking trips leading to very beautiful spots in the countryside over the hills (and not always far away) . From 20 minutes up to several hours. Podere Caldaruccio certainly offers an ideal place because of its favorable geographic position located in the centre of a number of towns of touristic and artistic interests_ of Umbria as: Perugia, Assisi, Gubbio, Lake Trasimeno, and the very close Tuscany with Cortona, Montepulciano, the Chianti area, Siena and Florence. Available for the guests: A spacious pool, private green spaces supplied with wooden tables and chairs, a playground for children, mountain bikes; while in the forests of the property, it is possible to have relaxing walks and trekking, for the sportive and more expert people it is possible to ride a horse. From the first years of the past century our family _has been host of the estate "Caldaruccio" and we have continued to maintain everything in the respect of nature and of the traditions we found here. We cultivate olive and fruit trees together with vegetables, our production_ continues to follow ancient methods; There is also available _ an orchard and a biological garden. Follow the direction of Ramazzano (about 4-5 kms from the exit) In the centre of the little village you will see a big parking area of a Conad supermarket and a bar, here take the Via Pineta up to the hilltop. _Go up for about 800 metres (it will be very steep) When you are almost on the hilltop you will see a (unique) newly asphalted road (very dark colour) on the left to get on for 200 metres; you will see the signboard indicating the end of Ramazzano, and on its right, you arrive at _ No. 19 _ Strada Palazzetta. Apartment Baita_ is a kind of studio where there's a very big bedroom-livingroom with a fireplace together with a fully equipped kitchen and a bathroom. It is a private cottage on the property with an own garden with table and chairs for enjoing the very nice view on the _ 2 valleys east and west of the hilltop. Apartment Chalet for 4 adults + 2 children consists of a very big livingroom-kichen with a fireplace together with 2 big bedrooms (one of 40 square metres and another of 30) and a very big bathroom with a"family" shower and a washing machine. It is a separate part of the bigger farm-house with its own garden with table and chairs for enjoing the very nice view on 2 valleys east and west of the hilltop. "Torretta" (turret) is a very big room (jr-suite) of about 30 square metres + bathroom with a bath tub, it can be occupied by 2 adults and 1 or 2 children. It has a very wonderful view on the valley below. It has a fireplace and a refrigerator, but only restricted cooking facilities (just to heat something or prepare a coffee). Apartment Cottage of about 200 square metres_ is a formed by 2 very big livingrooms-kichen provided also with dishwasher and washing machine with fireplace together with 4 big bedrooms (two are upstairs: very scenery mezany) and 4 bathroom. It is a separate villa at about 200 metres from the farm-house Apartment cottage Gubbio or Umbertide of about 100 square metres each, one is formed by a very big livingroom-kichen provided also with a dishwasher and a washing machine with a fireplace together with 2 big bedrooms (two are situated upstairs with a a very scenery mezany each) and 2 bathrooms. It is a separate villa at about 200 metres from the farm-house Remember that cottage is a villa with 2 units with the possibility to be connected. there is a very big connecting door in the middle of a separating wall, but leaving it open,_ it makes a big unique villa; it is an ideal possibility for a big family or friends that could rent them together as a unique private villa.

A disposizione degli ospiti: un'ampia piscina, spazi verdi attrezzati con tavoli e sedie da giardino, giochi per bambini, mountain bikes, mentre nei boschi della proprietà é possibile passeggiare. e per i piu’ esperti anche andare a cavallo.

Dai primi anni del secolo scorso la nostra famiglia "è ospite" del podere "caldaruccio" e continua a viverlo nel rispetto della natura e delle tradizioni ad esso legate.

Coltiviamo olivi, viti, frutti e ortaggi e produciamo il nostro olio seguendo metodi antichi.a disposizione anche un frutteto ed orto biologico.
